NCC sells office project in Gothenburg for SEK 860 million


NCC is selling an office project on Skånegatan 1-3 close to Ullevi in Gothenburg
for SEK 860 million. The buyer is Vasakronan AB.
“This is the third consecutive property to be developed by NCC in the Ullevi
area. It is gratifying that the customers appreciate the NCC concept and that we
are confirming our position as the leading developer of work environments and
properties,” says Carola Lavén, Business Area Manager of NCC Property
Development.

The transaction will be implemented in the form of a sale of a company with a
total underlying property value of SEK 860 million. The property has total
leasable space of approximately 20,000 square meters, of which commercial
premises at the entrance level account for 1,600 square meters. There is also a
parking garage under the building. The property is fully leased to Sweco, PwC,
Fitness24Seven and Condeco. Occupancy is scheduled for the fourth quarter of
2015 when Vasakronan will also move into the property.

The property boasts a prime location in terms of transport links. Skånegatan 1-3
is located near the Nya Ullevi Arena, within walking distance of Gothenburg
Central Station. Both trams and buses stop nearby.

The property will be a GreenBuilding (https://www.ncc.se/Projekt-och
-koncept/Grona-koncept/Green-Building/) and certified according to the
international BREEAM (https://www.ncc.se/OM-NCC/Miljo-och-energi/miljoklassning
-energiklassning/breeam/) environmental certification system. This means that
considerable attention will be paid to the building’s indoor environment,
ecology and lifecycle, as well as energy and water consumption. The premises are
being developed in line with the “Future Office by
NCC (http://www.ncc.se/sv/Lokaler/Kontor/Forts-Framtidens-kontor/)” concept, a
Nordic model designed to create attractive and sustainable workplaces for
customers.

The sale will have a positive impact on earnings in the fourth quarter of 2015
in the NCC Property
Development (http://www.ncc.se/sv/Lokaler/Fastighetsutveckling-i-NCC/) business
area. The project is fully leased.
