Balder sells properties for SEK 800 million

Fastighets AB Balder has, in two different transactions, agreed to sell
properties to an agreed property value of SEK 800 million. The properties are
sold through company transfers.

The first transaction consists of approximately 44 000 sqm commercial space,
sold to Header Compression Sweden Holding AB, being renamed to Stendörren
fastigheter AB.  As a partial payment Fastighets AB Balder will subscribe for
shares corresponding to SEK 100 million. The current properties are Solna Puman
1, Stockholm Doggen 1, Stockholm Doggen 2, Stockholm Magneten 32 and the
leaseholds Stockholm Vattenkraften 1, Stockholm Holar 3, Stockholm Miklaholt 2
and Stockholm Singeln 9.

In the second transaction, Balder sells 50 per cent of the property Stockholm
Murmästaren 7 to Oscar Properties Holding AB. Balder will continue to own 50 per
cent of the property and along with Oscar Properties develop the property.
