19,493-DEEDED ACRES NEAR BURNS, COLORADO LISTED FOR $100 MILLION

Iconic Nottingham Ranch is one of the largest ranch listings in Eagle County history and represents Colorado’s premier legacy ranch

Vail, Colo., July 25, 2017 (GLOBE NEWSWIRE) -- An iconic 19,493-acre ranch owned by the William Emmet (Bill) and Neva Nottingham family is on the market for $100 million, one of the largest single land offerings in Eagle County’s history.

Listed by Ed Swinford and Brent Rimel of Slifer Smith & Frampton Real Estate (SSF) in Bachelor Gulch, the property is located near Burns, Colorado and spans from Burns, bisected by the Colorado River from the west side of Castle Peak towards the Flat Tops Wilderness Area to the west and sprawls along both sides of Derby Mesa Loop and Sunnyside Road into Routt County.

The Flat Tops Wilderness Area is the third largest U.S. Wilderness Area in Colorado. It consists of 235,214 acres in Routt National Forest and in White River National Forest stretching from Dotsero to Meeker, CO.  It was designated a wilderness area in 1975.

The working ranch is a self-sustaining property inclusive of 1,200 cow-calf pair, 60,000 acres of leases for grazing permits; 2,000 acres of flood irrigation plus 1,200 acres irrigated by pivot irrigation systems (which is rare in the mountains,) and produces 3,500 tons of hay annually. There are seven residences on the ranch included in the offering.

“This is a remarkable trophy property unlike any other in Colorado. It truly is Colorado’s premier legacy ranch,” said Swinford. “The land value is extraordinary as most of the ranch is surrounded by either the National Forest, Flat Tops Wilderness or BLM property. It’s astonishing.  One of the largest elk herds of Colorado is located in this area and a very successful private hunting outfitter has been based on the ranch for 23 years.”

The Nottingham family has been land owners and stewards of property in Eagle County for five generations. Susan Nottingham, daughter of Bill and Neva, has worked with her parents in the operation and management of this ranch on Derby Mesa for the past 32 years.

“This place is a life, not just a property,” said Susan. “The ranch has been such a part of Colorado’s rich history with hunting, fishing and ranching so close to the ski resorts. As with many things, it’s time to let someone else enjoy this experience. You won’t find anything else like it.”

“The ranch will be sold, as is, with all cattle, equipment, residences, and water rights,” said Swinford. “In ranching parlance, it’s ‘lock, stock and barrel.’”
