Here's a simple way to figure out where you should buy: What can you rent the house for? I know, I know, it's so simple. But if you can buy a house with a 10% down payment and rent it out and have the rent cover the mortgage, then have an extra $400 or so on top, then that's a pretty good cushion to subsidize your speculation.
But... if you can only rent it out for HALF as much as your mortgage payment... you could be in big big trouble. That's exactly what San Diego is like right now.
And, in a continuation of last night's commentary, when talking about the rising U.S. dollar, this has caused gold, the metal to fall back to about $416, and gold stocks have also fallen off substantially. In fact, gold stocks don't always track gold exactly, just as oil stocks don't track the price of crude, exactly. In fact, the stocks are often the leading indicator to the actual commodity price. Could now be the time to get back into gold? Just look at some big names: Newmont Mining Corp's (NEM) 52 week high was $49.98, and now it's at $35.80. AngloGold Ashanti Ltd (AU) was $42.40, and now it's $32.02. Placer Dome Inc (PDG) was $23.67 and now it's $12.88. A lot of these have gotten hit hard. With close stops, any of these would make for good speculations.
