WPT Industrial REIT Announces Agreement to Acquire Distribution Property in Reno, Nevada


TORONTO, Nov. 21, 2017 (GLOBE NEWSWIRE) -- WPT Industrial Real Estate Investment Trust (the “REIT”) (TSX:WIR.U) (OTCQX:WPTIF) announced today that it has waived diligence conditions and plans to acquire a 98,270 square foot distribution property located in Reno, Nevada. The property, which is 100% leased to a single tenant, is under contract for US$6,375,000 (exclusive of closing and transaction costs), representing a going-in capitalization rate of 7.2%. The purchase price is expected to be satisfied with cash on hand and funds drawn from the REIT’s revolving credit facility.

The REIT expects the acquisition to close during the fourth quarter of 2017 and be immediately accretive to the REIT’s AFFO per unit.

Non-IFRS Measures

Funds from operations (“FFO”), adjusted funds from operations (“AFFO”), net operating income (“NOI”) and capitalization rate are not measures recognized under International Financial Reporting Standards as issued by the International Accounting Standards Board and as adopted by the Canadian Institute of Chartered Accountants in Part I of The Canadian Institute of Chartered Accountants Handbook — Accounting, as amended from time to time (“IFRS”) and do not have standardized meanings prescribed by IFRS.
